Leaking Roof Repair in Lakeway, TX

Leaking roof repair in Lakeway starts with an uncomfortable fact: most roof leaks are not holes in the roof. They start where the roof meets something else, and they show up somewhere other than where the water gets in. Finding the actual source is most of the job, and it is what makes the repair last.

In short

Trace it, then fix it once. Leaks concentrate at flashing, valleys, pipe boots and skylights, and water travels before it drips. A repair aimed at the ceiling stain usually misses, and replacing a whole roof to fix one flashing detail is an expensive way to solve a cheap problem.

Where Leaks Actually Start

The open field of a roof is built to shed water and is rarely where it gets in. Leaks concentrate wherever the roof stops being one continuous surface.

SourceWhy it fails
Chimney flashingMortar and counter flashing move as the chimney settles and the roof does not.
ValleysThe most water on the roof runs through them, so a small defect leaks a lot.
Sidewall and step flashingWhere the roof meets a wall; often installed short, or reused during a re-roof.
Pipe bootsThe rubber collar dries, cracks and splits in Texas sun, often long before the shingles wear out.
SkylightsThe unit is rarely the problem; the flashing around it usually is.
Fasteners and ridgeBacked-out nails and ridge caps lifted by wind.

The Stain Is Not Under the Hole

Water gets in, runs along the top of the decking or the underside of the underlayment, and drops at the first obstruction: a rafter, a seam, a light fixture. That point can be several feet from the entry and on a different part of the house. Tracing starts uphill of the stain and works outwards, in daylight, on a dry roof.

What you see insideWhere it usually starts
Stain near a chimneyChimney flashing or the chimney cap
Stain in the middle of a ceilingA pipe boot or vent above
Water along an exterior wallStep flashing, or a missing kick-out where the roof meets the wall
Only in wind-driven rainLifted shingles, or flashing that sheds straight rain but not sideways rain
Along a valleyWorn valley shingles or flashing, or debris damming the water
Around a skylightThe skylight flashing, then the unit's own seal

Is It the Roof at All?

One question saves money before anyone climbs anything: does the water track with rain, or with use?

With rain

Appears during or shortly after rainfall, worse in heavy or wind-driven rain, dries out between storms. That is a roof or building-envelope problem.

With use

Appears after showers or laundry, stays damp in dry weather, may smell different. That is usually plumbing or condensation, and a roofer is the wrong trade.

Check the AC first in summer. Air conditioning condensate lines and drain pans are a common culprit in Central Texas and look exactly like a roof leak on a ceiling. If a stain appears in August after two weeks without rain, check the AC pan before calling a roofer.

Repair, or Start Thinking About Replacement

A leak on an otherwise sound roof is a repair. What changes the answer is the pattern: several leaks in different areas, repeated repairs on the same roof, or decking that has been wet long enough to lose strength. A useful rule of thumb: once a year of repairs approaches roughly a quarter of what a replacement would cost, repair has stopped being the cheaper choice. We will tell you when you are nowhere near that line. When you are, see Lakeway roof replacement.

Leaking Roof Questions

Can you find a leak without it raining?

Usually. Flashing failures, split pipe boots, backed-out fasteners and valley defects are visible on a dry roof. Where the source is genuinely unclear, a controlled water test can isolate it section by section.

My ceiling stain dried up. Is the leak fixed?

No. A dry stain means it has not rained recently, not that water stopped getting in. The decking above a stain is often still taking water.

How much does leak repair cost?

It depends entirely on the source: a split pipe boot and rebuilt chimney flashing are very different jobs. The inspection is free and gives you a written number before anything is committed.

Do you repair leaks on tile roofs?

Yes, and tile is a different job from shingle, because the fix is usually the underlayment beneath the tiles. See our tile roof repair page.

Is a roof leak covered by insurance?

Sudden, accidental damage such as a storm is commonly covered; wear, age and deferred maintenance commonly are not. Policy wording decides. This is general information, not coverage advice.
